Expansion Needs and Development Projections

The study’s scope included an economic evaluation of development potential, need, and timing. While both residential and commercial development are anticipated, current economic forecasts suggest Clark County will require an additional 5,800 acres based on 2023 undeveloped commercial land. This could significantly impact Clark County’s gross regional product growth. The area along I-15 south of Sloan has the potential to address this shortfall in commercial land.

Development Projections

Potential development includes the area(s) identified in the Clark County Lands Bill and expansion of the BLM disposal boundary for private development land auctions. In addition, the proposed Southern Nevada Supplemental Airport (SNSA) is anticipated to begin service in 2037. Upon completion and acceptance of the SNSA environmental clearances, Clark County will also have the opportunity to open 17,000 acres to development as part of their Airport Compatible Land Use area. Other potential developments include an inland port near I-15 and Jean through the Governor’s Office of Economic Development.
